Residential architecture and historic home renovation of a 1940’s transitional ranch property located in the Woodlea Historic District of central Phoenix. This design build project went through a gauntlet of design, planning and development steps before construction was able to proceed – historic preservation certificate of appropriateness, zoning code variance, lot combination, civil grading and drainage, structural, mechanical, plumbing, electrical engineering, complete architectural design services and a very long plan review process with the city of Phoenix. Once construction started, substantial completion took 16 months to obtain. The result is a modern house design that delicately expands the interior living spaces of the small post war era house utilizing a hybrid of wood, steel and masonry construction. Custom masonry block colors, smooth detailed stucco, glass block construction, large roof overhangs providing shade over brick paver patios, strategically placed glass openings for natural light, exposed aggregate concrete floors and a variety of both smooth surface and rough sawn natural wood create a comfortable and serene environment.
